Using a three-phased due diligence approach, Promisor will swiftly and accurately evaluate an asset and execute a deal under a full sale, partnership or shared risk structure.

PHASE 1: MACRO MARKET ANALYSIS

Assessing the strengths and weaknesses of the real estate market at the regional, local and neighborhood levels:

PHASE 2: ASSET VALUATION

Evaluating each property based on its unique qualities and features to reach current market value:

Broker Price Opinions - including site inspections, commentary on local market conditions, examination of competing listings, analysis of recent sales, and developing an as-is market value.
Quality Assessment - evaluating the properties locations and physical characteristics as they relate to market demand and to better understand physical and environmental risk behind each asset.
Highest and Best Analysis - identify improvements to achieve maximum return on the property and necessary repairs to bring the property to market ready condition.Continual evaluation related to the as is analysis through the assets exits.

PHASE 3: MODELING AND FORECASTING

Developing models to evaluate options on the properties related to the risk and return of the exit strategies; analyzing rent, lease, lease-to-own, "as is" or "as-improved" resales or portfolio sales.

Return - analysis of current and future market demand on each property to establish models to illustrate various exit avenues and their varying risks.
Cash Flow - modeling options for the allocation of resources during the asset and/or portfolio life.
Exit Strategy - recommendations toward the desired goals when forecasting and risk are incorporated into the model.
